Over 1,500 Agents have now become "Commercial and Investment Real Estate Certified"

August, 2019

Over 1,500 agents in New York and Connecticut are now recognized as being “Commercial and Investment Real Estate Certified (CIREC)”. Agents receiving this certification have completed an extensive program over three days, learning the foundations needed to provide commercial and investment real estate brokerage services. The program also serves as a refresher course for experienced commercial agents; and has been approved for Continuing Education credits in both States.

This program was developed and is instructed by Edward S. Smith Jr., CREI, ITI, CIC, GREEN, MICP, and CNE.  Ed has been in the real estate business for over 40 years, he is the author of more than a dozen Real Estate continuing education courses. Ed has personally taught over 15,000 agents to do commercial brokerage. He has authored twelve books on real estate, including four textbooks for Dearborn Publishing, and has over 200 published articles. Across the Nation, thousands of other students have learned commercial real estate, taught by local instructors using Ed’s textbooks. 

In the CIREC program agents expanded their skills learning about:  Financial Analysis, Advanced Investment Analysis, Internal Rate of Return functions, Taxation, Lease Structures and Clauses, Green Concepts and much more.

Their abilities to work better with their clients and customers were enhanced with seminars on: Fair Housing as applied to Commercial Properties, Inadvertent Discrimination, Commercial Marketing Resources, Generational Marketing, Tenant and Buyer Representation, Requests for Proposal, Negotiation Skills and other topics.

These agents also demonstrated a commitment to ethical conduct by complying with the National Association of Realtors Code of Ethics requirement; to receive proper training before providing specialized real estate services, such as Commercial and Investment brokerage.

“Understanding Green: Concerns, Concepts and Practices”


Why is our weather now so severe? Pollution, greenhouse gases, carbon emissions; how bad is it? When will the world run out of fossil fuels (oil, natural gas etc.) to burn for heat and electricity? And how do you “green” a building? These questions prompted the author to write this book.


This book explores today’s technology which has given us many ways to harness renewable energy; new methods and materials to build more efficiently    with less waste; ways to reduce carbon emissions and improve the air that we breath.

29-Sep-17 Real Estate"Formulas and Calculations: Using the HP10BII+ Calculator" Course Debuts in West Babylon, NY

A new, unique, learn-by-doing course was run for the first time on September 27, 2017, by the Long Island Board of Realtors (LIBOR) at their Babylon Training Center. The program was created and instructed by Edward S. Smith, Jr. CREI, ITI, CIC, GREEN, MICP, CNS and CIREC program developer.


The agents taking this program demonstrate a strong desire to become even more professional by learning to do formulas and calculations for both residential and commercial real estate on the HP10BII+ hand held calculator. In this program agents expanded their skills by learning:  shortcuts in basic math and memory functions for multi-year escalations, commission calculations; how to determine rentable square footage; determining mortgage costs, pay offs, amortization and balloon payments; financial analysis, net operating income (NOI), capitalization rates (CAP rates) determining value; advanced investment analysis, internal rate of return (IRR) and net present value (NPV) functions and more.

31-May-17 New Course Approved for Continuing Education

My New Course: “Real Estate Formulas and Calculations: Using the HP10BII+ Calculator” has just been approved for continuing education in CT and NY


The course will be given for the first time by the Long Island Board of Realtors in West Babylon on September 27, 2017 9:00 am to 5:30 pm (7.5 hours of NY CE credit) to register call the Education Department at 631 661 4800. You do not have to be a LIBOR member to take the class.  


In this course you will learn the formulas and how to “do the math” to determine valuation, mortgage costs and pay off figures, financial analysis, for comparing investments, determining returns on investments, calculating Internal Rate of Return, Net Present Value, commission calculations and much more. You will “learn by doing” these sometimes simple and sometimes complex calculations on the Hewlett Packard hand held calculator.


You will also receive a copy of my latest textbook “Real Estate Formulas and Calculations: Using the HP10BII+ Calculator” to refer to in the course and after the course too. This book shows you step-by-step how to use the calculator, with illustrations and practice problems in each chapter.


Students must purchase and bring to the course the HP10BII+ calculator. It is available from HP online, it is sold in some stores and a phone app is also available.
